We are certified Asbestos Investigators in NYC as well as certified Inspectors in NYS. We work closely with building managers, federal/state/private property owners and general contractors. We adhere strictly to NYC, NYS and EPA regulations regarding setting up and monitoring projects.
We begin monitoring projects in phases. In the initial phase we build two airlocks and a decontamition area following EPA regulations for all investigators to clean up before and after an inspection. In phase two we take bulk samples of all friable, non-friable materials on site following strict adherence to all local/federal mandates. After project completion we send all samples to our partner labs to check for presence of Asbestos fibers in samples.
According to NYS Asbestos Law any building built before 1968, before demolition or renovation projects can be approved a license to begin work, owners will need to determine if asbestos is present. This work is to be carried out by asbestos handler, restricted asbestos handler, air sampling technician, inspector, management planner, operations and maintenance, supervisor contractor, project monitor and project designer. We adhere strictly to NYC, NYS and EPA regulations on handling all Asbestos investigations.

In Phase One, we setup a federal and state compliant decon unit. In Phase Two, we utilize an XRF to scan paint layers and determine what needs to be removed from the surface.
In New York, Local Law 1 of 2004 and it's amendments, require landlords to identify and remediate lead based paint hazards in the apartments where there is a young child, using trained workers and safe work practices.

We are certified by the EPA to provide Mold Inspections and Testing. As Mold Inspectors we work closely with building managers, property owners and major transportation authorities to identify and rid their properties of various potentially hazardous molds across New York State, New York City and the Connecticut properties.
We begin Investigations by taking bulk samples of building material for water damage which consists of wall and ceiling surfaces. We also utilize high volume air monitoring pumps to collect air samples to test for the presence of spores. Our lab partnerships with AmeriSci and EcoX allow us to test and identify the presence of mold in samples rapidly. After lab testing we offer services with a Certified Industrial Hygenist to design a remediation plan for abatement of all of the affected areas, across all affected properties.
There are no New York State or New York City requirements for testing mold in buildings.
However New York City has enabled tenants to file Mold Complaints with it's 311 system. This opens up property owners to the potential of being sued for tenant health concerns if a tentant was to become ill.
If buying or selling a property, mold damage can decrease it's appraisal value by 10%.
